How Do We Do It?

Our IRT Build Team works hand-in-hand with various stakeholders across IRT to execute our projects, providing outstanding results for our residents. Our in-house services (installation, procurement, furnishing selections, and interior architecture and design) allow the predictability of our projects.

A focus on process and effective communication allow us to deliver outstanding results in record time, exceeding our customers' expectations. Our approach is a proven concept that promotes a sense of community and belonging.

With a detailed due diligence approach, combined with our value engineering, optimal product selection, and competitive procurement, we have been able to kick off renovating 44 communities, including 8,210 apartment homes and counting since 2017. Through our efficiencies in scheduling, construction execution, and quality control we have been on time and on budget.

The start to any project is understanding our community's local submarket. With close attention to detail and an understanding of what is desired by local residents, we conduct market research and design a plan to create a positive impact on the community. To do this we:

  1. Review our neighboring communities' upgrades
  2. Conduct thorough property and sub-market tours
  3. Engage allstakeholders' opinions
  4. Establish our vision and program development

02. Preparation

Once we have agreed upon a vision and budget, we prepare to execute our goals. Through our use of construction modeling technology, we create scopes of work and detailed drawing sets that are used throughout the project's lifecycle.

The creation of these models allows us to inform our suppliers of material demands and find the workforce necessary to complete our projects on time. Leveraging this technology also promotes collaboration, coordination, and optimization in every project.

03. Execution

We provide a total transformation to each community we renovate. Through detailed scheduling and scalability, we are able to take full control of our projects. While our competitors hire someone else to do the job, we take care of every detail, we do it all in-house.

Coordination and material management is how we remain successful. By working closely with our internal teams, we are able to keep our projects running smoothly.
